Requirements for Foreigners To Get A Mortgage in the US

Foreigners can buy homes or real estate properties in the US with a mortgage. It is just a matter of finding the right lender. Mortgage World Bankers is one of the lenders that offer mortgage loans to foreigners provided the following conditions are met.

Foreign Nationals:
v  Borrower is not required to have a Green Card, SS# 
v  Max 60% LTV; Second Homes...if an investment property, underwriters will consider on a case by case basis
v  Minimum loan amount of $300,000.
v  Credit: No Fico required...four credit references required - alternate credit from country of origin is okay...international credit reports are also acceptable.
v  Income: 
  •  We require 2 -years plus ytd income verification. It is not necessary to have U.S. tax returns...tax
  • Tax documents from country of origin is okay. 
  • If the country of origin does not require the borrower to file the equivalent of tax returns, then we need paystubs, bank statements, an employment letter on company letter head explaining compensation, etc.
v  Assets
  •  2 month bank statements to source and season assets must be on deposit in a known verifiable financial institution. The assets do not need to be in the United States
  • Translator – Tax Preparer or Equivalent – Financial Analysis:
  • If the income, credit and asset documentation is in a foreign language, you will need to have it translated by a certified translator.
  • Incude a business card or letterhead of the translator, tax preparer or CPA so the underwriter can contact if needed.
  • All U.S. Embassies provide translation services.
  • We do require an Individual Tax Identification Number (ITIN) which can be easily acquired through an Accountant/CPA or visit the IRS website that explains what and how to get a TIN.
  • Will need a copy of borrower's valid passport
  • Reserves of 12-months full debt service (including all credit card payments, cars, etc. ) are required.

Nacionales extranjeros:

v  Prestatario no es necesario tener una tarjeta verde, SS #.

v  Max 60% LTV Casas Vacacionales... si una propiedad de inversión, los suscriptores tendrán en cuenta sobre una base de caso por caso.

v  Monto del préstamo mínimo de $ 300,000.

v  Crédito: No se requiere Fico cuatro referencias de crédito requeridas - crédito alternativo de país de origen está bien ... los informes de crédito internacionales también son aceptables.


Ingresos:

v  Se requiere 2 años más verificación de ingresos YTD. No es necesario contar con las declaraciones de impuestos de Estados Unidos ... los documentos fiscales del país de origen está bien. Si el país de origen no requiere que el prestatario para presentar el equivalente de las declaraciones de impuestos, entonces necesitamos recibos de pago, estados de cuenta bancarios, una carta de empleo en la cabeza carta de la compañía explicando compensación, etc.


Activos:

v  Declaración bancos 2 meses a la fuente y los activos de la temporada Debe ser depositados en una institución financiera verificable conocido. Los activos no necesitan estar en los Estados Unidos.

v  Translator - preparador de impuestos o Equivalente - Análisis Financiero:

v  Si la documentación de ingresos, el crédito y los activos está en un idioma extranjero, tendrá que tenerlo traducido por un traductor jurado.

v  Incluir una tarjeta de visita o membrete del traductor, preparador de impuestos o CPA por lo que el suscriptor puede ponerse en contacto si es necesario.

v  Todas las embajadas de Estados Unidos ofrecen servicios de traducción.

v  Requerimos un Número Individual de Identificación Fiscal (ITIN), que puede ser fácilmente adquiridos a través de un Contador / CPA o visite el sitio web del IRS que explica qué y cómo obtener un TIN. Necesitará una copia de su pasaporte válido.

v  Se requieren reservas de 12 meses de servicio de la deuda total (incluyendo todos los pagos con tarjeta de crédito, automóviles, etc.).

"Foreigners now make up just under a fifth of the total demand for Spanish property with approximately 19% of all purchases in 2014 being made by international buyers. The period from January to March saw 15,402 purchases by foreigners, which represents a 27.2% year on year increase.  The UK is still # 1 in the ranking of the nationalities of Spain’s foreign buyers, and make up 13.8% of the total, followed by France (10.5%), Russians (8.4), Germans (7.5%) and the Belgians (6.9%).
